Every home begins with a place, a brief and a way of living. These renders show the breadth of residential work IAC has delivered for real families . From coastal and rural family homes to urban infill, community housing and high-performance alpine construction, we have done it all.
Shared Green is a eight-home development near Rotorua. A mix of two- and three-bedroom homes faces a central landscaped space, with covered entries, clear front doors and accessible paths helping the neighbourhood feel welcoming, legible and safe.
The brief
The concept explores how a mid-size builder could deliver dignified, cost-conscious community housing without producing an institutional result. The imagined client required durable materials, adaptable layouts, simple maintenance and a construction method that could be repeated efficiently across the site.

Use a small family of related house types to create variety while retaining repeatable structure and details.

Face kitchens and living rooms towards the shared green, with private outdoor areas positioned behind each home.

Design step-free routes, generous door clearances and selected adaptable bathrooms from the outset.
Paddock House is a rural residence outside Cambridge. Its long gabled form places the kitchen, dining and living spaces at the centre, with bedroom wings extending to either side and a deep verandah providing shade, shelter and an easy transition to the lawn.
The brief
The concept responds to a busy family who wanted room to gather without losing quiet spaces. Muddy boots, sports gear, pets and visitors all needed a place, while the main living areas had to capture pasture views and remain comfortable through Waikato summers and winters

Create a hardworking arrival sequence through the garage, mudroom, laundry and walk-in pantry.

Harbour Light imagines a calm, low-slung family home close to the dunes at Ōhope. Three linked pavilions organise private bedrooms, shared living and a sheltered outdoor room, giving the house sunlight and sea outlook while protecting everyday life from coastal wind
The brief
The fictional owners wanted a four-bedroom home that felt informal and connected to the coast, without becoming exposed or difficult to maintain. The concept needed a generous kitchen and living zone, a quiet parents’ retreat, room for visiting whānau and practical storage for boards, bikes and beach gear.

Bring morning sun into the kitchen and late light into the living room while controlling summer glare.
Tui Lane is a fictional pair of three-bedroom homes on a constrained Grey Lynn site. The concept uses brick at street level and vertical timber above to give each home its own identity, while recessed entries and carefully placed windows protect privacy between neighbours.
The brief
The imagined development needed to provide two complete family homes without creating a bulky or repetitive street presence. Each dwelling required sunlight, secure outdoor space, useful storage and flexible work-from-home space, all within a tight building envelope and construction access zone.
